8800NL Struggling to setup FTP server with pasv port range

Good morning,
I wonder if you could help me with a problem that I am having with setting up my FTP server (ioftp) on my new 8800NL.
I have allocated a static IP address outside the DHCP range to the PC that hosts the server and have set 'virtual server' rules to forward the FTP port and the PASV port range to the correct IP address.
However, when I connect to the FTP I get a data socket error on listing as it is unable a port from the PASV port range I have put into the virtual server rules, so I am guessing that the ports are not being forwarded correctly.
One thing I have noticed, though, is that the server attempts to open a port on my real (i.e. external/static) IP address rather than my 192.168.* address that I have set for this PC. However, shouldn't an attempt to connect to my external IP address on a specific port get redirected to the right place?
I have also tried to switch the server to an IP address within the DHCP range and change the virtual server rules accordingly, but this produces exactly the same thing.
I know that the server setup works fine as if I switch back to my modem (BT)/router (Asus) combo with the same firewall rules everything works exactly as it should.
Any thoughts/suggestions and help will be greatly appreciated.
